What is EPS?
EPS is an inert material that does not rot and provides no nutritional benefits to vermin therefore does not attract pests such as rats or termites. Its strength, durability and lightweight nature makes it a versatile and popular building product. Applications include insulated panel systems for walls, roofs and floors as well as facades for both domestic and commercial buildings.
Expanded polystyrene (EPS) is an innovative building material that lends to the design and structural integrity of many building projects.
Use of EPS technology in affordable housing
Affordable housing is housing that is appropriate for the needs of a range of very low to moderate income households.
As a rule of thumb, housing is usually considered affordable if it costs less than 30 percent of gross household income.
Expandable Polystyrene has become an essential part on the development of affordable housing in developing countries. The EPS raw material has demonstrated all the benefits it brings to help the housing deficit in Africa.
The main benefits of building with EPS are:
It is cost effective compared to traditional methods in construction time, energy savings and final cost. Building a house with EPS takes 1/5 the time compared to traditional building methods.
- It’s safer than conventional construction methods. Withstanding earthquakes and landslides better.
- Easy to transport.
- Easy to install.
- Provides thermal insulation that helps you save energy and protect the environment.
- Lifetime durability.
- Resistance to humidity.
- Design flexibility (Versatile).
Affordable Housing project in Kenya
The population and urbanization of Kenya is increasing, because of this the Kenyan
Government has resolved to create 500,000 new affordable homes. The quality of
Housing in Kenya is low, especially in rural areas. The prices of houses should be as low as possible so that they will be available to a large group of the population.
The government will work in partnership with financial institutions, private developers, and manufacturers of building materials and cooperatives to deliver homes faster and reduce the cost of construction by at least 50 per cent.
More than 100,000 Kenyans have registered with the Boma Yangu portal since January which aims to collect data to be used for planning and allocation of the Government’s affordable housing program under the Big Four Agenda.
The government should free some of their strategic land asset that is under-utilized to developers, and provide the supporting infrastructure e.g. roads, water, electricity, sewerage, green spaces etc.
This may take a form of regeneration of the old Government houses, settlement schemes, slums, and un-developed areas by offering development rights to developers in exchange of provision of a proportion of affordable houses.
The success of the housing agenda will be anchored on the county’s urban spatial planning capacity and their focus on development control as guided by their individual master plans. Further to this, counties must be strategic in improving the living standards of the people by offering employment and business opportunities within the county.
This will create opportunities for developers to spearhead the development of alternative building technologies; this can be enhanced through collaboration with TIVET, Universities, and Manufacturers.
According to Public Works Permanent Secretary Prof Paul Maringa, the affordable housing units should be achieved by the year 2022.
The PS notes that the move shall be met by concerted efforts by both levels of government, budgetary allocation and partnerships with financial institutions.
Frequently Asked Questions
EPS stands for Expanded Polystyrene
The EPS Panels are single piece factory engineered units comprising of two metal wires bonded to a fully insulating EPS Core.
EPS is produced from a raw material, which consists of solid beads of polystyrene with added pentane. Expansion is achieved when heat in the form of steam is applied to the raw material. This results in the gas expanding and forming closed cells of EPS.
Yes. EPS is 100% recyclable and is recycled worldwide. EPS is an environment friendly plastic, easy to identify and worth collecting. There are many different ways to recycle EPS, such as mechanical recycling, dissolution and chemical recycling.
a. Single panels which can do up to 4 storey building.
b. Double panels which can do up to 20 storey building.
c. Floor panels for doing slabs for a maximum of 6m span.
d. Greater spans and heights can be achieved while combined with a frame structure.
One panel that measures 1.5×3.0 meters will cost ksh. 5,000 at the manufacturing factory.
Available in standard sizes of which the height will be determined by the height requirement of your building. a) External walling single panels of 1.2m width in thickness of 80mm. However, customization may be availed depending on customer’s requirements
The customer may place orders for specific numbers and sizes. Where uncertain you are advised to email us your architectural drawings (in dwg file format). We will then advise on the quantities, sizes and cost. Payments – you will be advised on how to make the payments. Goods may be collected 3 working days after confirmation of receipt of payments.
The panels are light but bulky. Customers are advised to arrange for suitable transport to move the goods to their desired destinations.
Prefab products can save you up to 20-30% on labor costs. The assembling process is simplified so you can focus on more sophisticated, complex projects and spend less time on-site
The level of specialization is minimal. Any competent ordinary mason can quickly adapt to the technology. We have a database of competent fundis and contractors who are skilled on installation. We continue to empower more to offer services at any part of the country
A hot torch / gun is used to create the channels for conduits and plumbing
Yes, Quality of plaster should be class 20 and above / strength of plaster. Quality of wire - galvanized and at diameter 3.00mm minimum (Minimum thickness of 35mm thickness of shotcrete)
The main limitation of prefab is that it requires early preplanning. The additional coordination and design effort at the start of a project are necessary to ensure a timely and cost-effective build
EPS is an environmentally friendly insulation material because it is biologically neutral and does not harm human or animal health or the environment. As insulation material for thermal and sound insulation, EPS helps to save expensive heating energy and reduces impact noise to a minimum. EPS insulation materials maintain a healthy indoor climate. You feel comfortable in your own four walls.
